On May 21, 2024, the Arizona State Legislature adopted House Bill 2720, which requires municipalities with populations of 75,000 or more to adopt regulations permitting accessory dwelling units (ADUs) on all lots where single-family dwellings are allowed by January 1, 2025. House Bill 2720 also specifies requirements for the minimum number and maximum size of ADUs. Additionally, it prohibits municipalities from requiring additional parking, public street improvements, architectural compatibility with the existing structure, and rear and side setbacks of more than five (5) feet, among other limitations.
